Long-term and monthly rentals in Antigua

A year in a family home, or a few furnished months over the winter: here's what to sort out before you commit.

Before you commit

  • Why can't I find more rentals online?

A lot of rentals in Antigua are let by word of mouth and never appear on the big rental sites or Facebook groups. Tell us what you need and we'll ask around.

  • How long are leases?

Long lets are usually 6 or 12 months. A furnished monthly let suits a season, or a stop-gap while you look for something permanent.

  • Does tourist season change prices?

December to April is tourist season. Furnished monthly homes can cost more and be harder to find then.

  • Can I view a home before I pay?

See the home in person or on a video call before you send any money.

In the lease

  • Who pays for repairs?

Agree who pays for AC servicing, the garden, the pool and repairs, and how fast the landlord responds when the AC breaks.

  • Can the rent go up?

Ask when and by how much the rent can go up, and put it in the lease.

  • What if I leave early?

Agree the notice you must give, and whether you lose the deposit if you go early.

Moving in

  • Should I get an inventory?

Get a written list of what's in the home, with photos, before you move in. It protects your deposit.

  • Will bills be in my name?

On longer lets, electricity and water often go in your name with APUA, which may ask for a deposit.

  • Can I bring a pet?

Pets need an import permit to enter Antigua, so start early, and check the home allows them.
